Why Is Monthly Rent Often Cheaper Than Airbnb?
If you compare prices for a one-month stay, you will often see that a long-term rental platform is cheaper than booking a similar property on Airbnb.
The reason is not that one platform is "better." It is mostly about how pricing is structured.
Airbnb was built for short stays
Airbnb is primarily a short-term rental marketplace, and its core model is nightly pricing.
When a listing is priced per night, the rate often reflects short-stay dynamics:
- tourist demand
- seasonal peaks
- cleaning turnover
- frequent guest changes
- short-stay vacancy risk
This model works well for trips of a few days or one to two weeks. For short stays, Airbnb is often the more convenient option.
But when you multiply a nightly price by 30 nights, the total can become significantly higher.
Monthly discounts exist on Airbnb, but not everywhere
Many hosts provide monthly discounts on Airbnb. In those cases, total prices can be close to long-term platforms.
At the same time, not every host actively manages long-stay pricing there. Airbnb still operates as a short-stay marketplace, and many owners prefer to handle 1-6 month rentals outside a nightly calendar model.
Some long-term landlords do not list on Airbnb at all.
Different owner priorities lead to different prices
Owners who prefer stable multi-month tenants usually structure pricing differently.
With a confirmed 1-6 month contract, they avoid:
- frequent check-ins and check-outs
- constant cleaning cycles
- daily calendar management
- unpredictable occupancy
Lower operational effort often allows lower monthly rates.
This is especially visible in higher-value apartments and villas: listings that stay at tourist nightly rates can look much more expensive over a full month.
It is a structural difference, not just a discount
Airbnb focuses on flexibility and short-term mobility.
Long-term rental platforms focus on contracts, monthly terms, and occupancy stability.
For 5-10 days, Airbnb is usually more practical. For 1-3 months or longer, structured monthly rent is often more cost-effective.
Practical reality
Sometimes prices are similar, especially when a host has set a realistic monthly rate on Airbnb.
In many other cases, especially for higher-end properties, the gap is substantial because the listing still follows a nightly pricing model.
The difference is usually not hidden discounts. It is the rental structure itself.
If your plan is to live somewhere for a month or longer, monthly pricing is typically the more rational choice.
