Is it safer to book through Well Travel than contacting an owner directly?

For most tenants, yes. Through Well Travel, terms are fixed in writing, disputes are handled through support, and the security deposit is protected under our public-offer rules. With direct owner communication, checks depend only on your own experience and there is a higher risk of not getting the deposit back in a dispute.

What are the practical advantages of booking through Well Travel?

You get one process for search, negotiation, contract alignment, and move-in support. Terms are written before payment, communication history is centralized, and the deposit is protected by Well Travel if the owner withholds it without valid documented grounds under our offer terms.

What are the main risks of direct booking with an owner?

The highest risks are mismatched apartment condition, unclear utility rules, and weak evidence if a dispute happens. In direct booking, deposit return depends entirely on owner behavior and your own legal leverage, so the risk of not recovering the deposit is materially higher than in a platform flow with formal protection rules.

Does Well Travel remove all risks?

No platform can remove all risks completely. Well Travel does not replace local law or immigration rules. The goal is risk reduction: clearer terms, better documentation, and faster escalation paths.

When can direct owner booking still make sense?

If you already know the owner personally, have strong local legal support, and can verify property, contract, and payment trail yourself. In that case, direct booking can be acceptable, but still requires discipline.

What documents are normally required at check-in?

Usually passport, valid visa/entry status, and sometimes local registration-related details requested by the building or owner. Requirements vary, but legal stay evidence is standard.

Is a visa needed at contract-signing stage?

In many cases no, especially with remote pre-signing. The critical point is check-in and lawful stay during the actual rental period.

What contract lengths do you offer for long-term rentals?

Contracts typically run from 1 to 12 months. Extensions are possible if the property isn’t already booked; renewal rent can be revised.

Who pays for electricity, water and gas?

Tenants pay electricity, water and gas separately. These utilities are usually metered and charged based on actual consumption.

How are utilities billed if I stay part of a month?

Utilities are billed from meter readings and prorated to actual usage. If you stay 1.5 months, you pay for the exact consumption — no rounding to full months.

What is the typical deposit amount?

Deposits commonly equal 50–100% of one month’s rent. In rare cases hosts may ask for two months’ rent (200%). The deposit covers real losses like damage or no-shows, so it’s proportional to the perceived risk.

Can I negotiate the deposit?

Yes. Many hosts are open to negotiation, but they’ll expect the deposit to reasonably cover potential damages or losses — very low flat offers are unlikely to be accepted.

When is the deposit returned if I leave early or break the contract?

If you terminate early, the deposit is usually withheld unless you provide an approved replacement tenant who takes over the lease. Specific refund conditions are in each rental agreement.

Are cleaning and other extra fees included?

Extras like cleaning, move-in fees or one-off maintenance are generally charged on top of rent. Mandatory payments are usually limited to utilities; any other required fees should be listed in the listing and contract.

What about internet — is it included?

Internet inclusion varies by country and property. Vietnam and Bali listings often include internet. In Thailand, Wi‑Fi is frequently not included and may require separate installation (typically 1–2 days), though some properties already provide it. Mobile data is a reliable alternative in all three markets.

How do contract penalties for early termination work?

Penalties depend on the signed contract. Common outcomes include loss of deposit, continued rent obligation until a replacement tenant is found, or a pre-agreed early-termination fee. Always read the contract carefully; contact us if you need help understanding or negotiating terms.

Can I sublet or transfer my contract to another person?

Subletting or transferring depends on the host and the contract. If the host accepts a replacement tenant, you can often be released and get your deposit back; otherwise early termination typically means forfeiting the deposit.

What should I expect on arrival and at check-out regarding meter readings and payments?

At check-in we document the property condition and meter readings. At check-out final readings are taken and utilities are billed for actual usage. Any deductions for damage or unpaid bills are taken from the deposit according to the contract.

How can Well Travel help if there’s a problem with the host or deposit?

Contact Well Travel support first. We handle disputes, step in if a host refuses to return a deposit without objective grounds, and help recover funds when appropriate. If the property isn’t available on arrival, we will secure a refund or arrange an alternative. Keep all communications and claims through our support channels so we can act quickly on your behalf.

Is regular cleaning included?

Regular cleaning is usually not included in monthly rentals. This is one of the key differences between long-term stays and nightly bookings. Guests are expected to manage cleaning themselves, unless the property is a high-end villa or premium serviced unit where cleaning may be included.

Are pool, gym, and building facilities included?

Access to shared facilities such as swimming pools or gyms depends on the residential complex, not just the host. In Mui Ne, for example, many complexes charge separate pool access fees for long-term tenants. In other cities and countries, pool access is often included.

Are building management fees included?

Some properties include building management fees in the rent. These fees typically cover: In most cases, management fees are included in the advertised monthly price, but occasionally they may be listed separately. The exact structure is clarified before signing the rental agreement.

When is the deposit paid?

The deposit is paid at the moment the rental contract is signed, not at check-in. This protects both sides. For the owner, it confirms that the tenant will actually move in. In long-term rentals (for example, 3-6 months), owners plan their calendar around confirmed contracts. If a tenant cancels at the last minute without payment, the owner may not be able to find a replacement for the exact same period and can lose significant income.

In what cases can the deposit be partially deducted?

Deductions may apply for unpaid utility bills, damage beyond normal wear and tear, missing items, or serious contract violations.

What if the owner refuses to return the deposit?

If the deposit is not returned for an unjustified reason, for example, if the owner refuses without documented damage or acts in bad faith, Well Travel refunds the deposit to the tenant from our own funds in accordance with our public offer.

Is there a real risk of losing the deposit?

In long-term rentals, the legal contract is between the tenant and the property owner. In theory, risk exists in any rental agreement. In practice, when the property is left in good condition and bills are settled, deposits are returned without issue in the vast majority of cases.
