Is Well Travel a Real Estate Agency or a Marketplace?

Well Travel is a monthly rental marketplace — not a traditional real estate agency and not a property owner.

We do not own the properties listed on the platform, and we do not act as the landlord. Instead, we run a moderated marketplace that connects guests with verified property owners and professional agencies offering long-term stays (from 1 month up to 1 year) across Southeast Asia.

What This Means in Practice

Well Travel is built specifically for monthly rentals. That means properties are listed with fixed monthly pricing, and hosts must be ready to rent for one month or longer (no nightly pricing logic).

On the platform, this means:

  • Listings are published by property owners or verified agencies
  • Listings are manually reviewed before going live
  • Monthly rental format is required: no nightly tourist markup and clearer long-stay terms

How We Verify Hosts and Listings

Monthly rentals often involve upfront payments, so verification is not a badge. It is a process. We verify who is behind each listing and whether they actually have access to the property.

For new hosts and agencies, we require:

  • Government ID (passport or official document)
  • Selfie verification matched to the ID
  • Proof of access to the property: either a timed video recorded inside the unit or a live video call

If a listing looks misleading or inconsistent, or if the host refuses to follow our long-stay rules, we do not publish it. We have declined hosts for exactly these reasons.

If an agreement is signed through an agency, the responsible agent is also verified by face confirmation at signing time, so the person representing the property is clearly identified.

Who Owns the Property?

Properties listed on Well Travel belong either to individual owners or to licensed real estate agencies acting on behalf of the owner.

We do not purchase, own, or directly manage all properties displayed on the platform. The rental agreement is signed with the owner or their authorized representative, and the legal relationship is established directly between the guest and the property provider.

How Deposits Work

Well Travel does not hold guest deposits.

The security deposit is paid directly to the property owner or their authorized agency, as specified in the rental agreement.

At the same time, we do not leave guests alone with that risk. If a confirmed property becomes unavailable before move-in due to host-side issues and the deposit is not returned, Well Travel reimburses the guest from its own funds.

This policy reduces uncertainty for international renters booking remotely and keeps accountability inside the platform.

What Is Well Travel Responsible For?

As a marketplace, our role is to make long-stay rentals clearer and safer to book from abroad:

  • We moderate and review listings before publication
  • We verify host identity and require proof of property access for new hosts
  • We keep the format focused on monthly rentals with more predictable terms
  • We provide support during the booking process and help coordinate communication

We are not the landlord, but we work to ensure both sides are identifiable and rental terms are transparent before booking.

How We Differ from a Traditional Real Estate Agency

A traditional real estate agency usually operates locally in one city, represents one side of a transaction, and manages a limited inventory.

Well Travel operates as a cross-border platform focused exclusively on monthly rentals, which allows us to:

  • Support remote bookings before arrival
