Yes. Foreigners can legally rent apartments and villas long-term in Vietnam, Thailand, and Indonesia (including Bali).

You do not need a residence permit to sign a rental contract in any of these countries.

Do I need a visa to sign the contract?

No. A visa is not required at the moment of signing.

Many tenants sign their rental contracts remotely before arriving in the country. This is completely normal for long-term rentals in Southeast Asia.

When does the visa matter?

Your visa becomes relevant at check-in.

When you move into the property, the owner or building management will ask for your passport and a valid visa. Landlords are required to register foreign tenants with local authorities, so they must verify that your stay in the country is legal.

If your visa has expired or you are overstaying, you may not be able to complete the check-in process.

A rental contract does not give you the right to stay in the country. Your immigration status always depends on your visa.

What is the minimum rental period?

There is no special legal restriction for foreigners. You can rent just like locals.

In practice, rental terms vary by country:

In Vietnam, many properties are available from one month, although 12-month leases are also common.

In Thailand, traditional contracts are often for one year, but shorter stays are possible depending on the owner and the property.

In Bali, both monthly and yearly rentals are widely available.
